Purchasing a property
You can contact us to find out how much you can borrow before you start looking. In fact, we encourage you to get in touch as early as possible so that we can go through all your options and help you prepare your finances.

A first-time buyer
If you are thinking about buying your first home (or want to help your children get on the property ladder), we are happy to explain the whole process at the very initial stages of your house search to make sure you know how to look after your finances to give you the best chance of borrowing the amount you need. We will manage the application process from end-to-end making everything as simple and hassle-free as possible for you. Importantly, we are always on the end of the phone or email to answer all of your questions.
Remortgaging
If your current rate is coming to an end, you are planning to make some home improvements, would like to increase your borrowing or reduce your monthly repayments, or have had a change in your personal or financial circumstances then please get in touch and we will advise you on the options available to you and the market conditions. It is never too early to have a chat with us and there is no pressure to take our advice.
Looking for a better rate
If your current rate is coming to an end and your existing lender is offering you a new rate, please get in touch. We can review the options available to you, both with your existing mortgage company and in the rest of the market, and will advise you on the optimum time to secure a new rate. If you are self-employed, contracting, or part self-employed/part employed, and are concerned about how this might impact on your ability to get a mortgage, please get in touch. We frequently deal with customers like yourself, and we are very experienced in presenting information to lenders in the best possible way to ensure that you get what you want.

How much can I borrow?
These days, lenders use affordability criteria to determine what they will lend, so unfortunately the simple days of multiplying your salary are gone and you cannot rely on the many mortgage calculators that are available online. To further complicate matters, different lenders have different criteria! This is where we can really help you – after discussing your circumstances we can tell you how much you can borrow and identify the lenders and mortgages that are available to you.
How can I prepare my finances for a mortgage application?
Each lender has different criteria, but the general guidelines apply for most. Essentially, they want to check that your out-goings do not exceed your income, that your finances show that you can afford mortgage repayments and that you can demonstrate a history of good financial management. The mortgage lenders will want to see how you conduct your finances and will look carefully at your bank statements and credit history.

How do I apply for a mortgage?
We will complete the mortgage application on your behalf and to undertake the administration on behalf of the lenders. We aim to make the process as user-friendly as possible for our customers to make the process as smooth and stress free as possible.

How we are paid
We are paid by the mortgage lenders to complete all the administration on your application. This is paid as a commission, and you will be able to see the payment we will receive on each option presented so that our recommendations are completely transparent. We prefer not to charge you any fees on top of these commissions, unlike many other Intermediaries who charge a fee as standard. In every circumstance, all commissions and fees are discussed at the outset and agreed by you.
