As independent mortgage advisers, with access to the entire mortgage market, we encourage you to give us a call as soon as you are thinking about replacing your existing mortgage; it’s never too early and there is no pressure to take our advice.

We’ll go through all of your options and prepare your mortgage application – we know how to present your information in order to secure a mortgage offer.

We prefer not to charge a fee to our customers, unlike many other Intermediaries who charge a fee as standard, and only do so on very rare occasions when we are unable to avoid it.

Once you have your mortgage in place, we will keep in touch to remind you when your rate is due to expire and give you the new options available – we don’t want you to end up on the bank’s expensive standard variable rate.

Why would I remortgage?

Remortgaging simply means moving your existing mortgage to a new lender. You may wish to do this if your financial situation has improved and you now have a higher income or a better credit score, to take advantage of lower interest rates, to release equity from your property, to consolidate debts or to change the terms of your mortgage to better suit your financial position or future plans.

We use specialist software to compare the products in the whole of the market and provide you with valuable expertise and a personalised service to find a new mortgage that will suit your needs and circumstances.

Can I remortgage with the same lender?

At the end of your initial fixed-rate or variable-rate period, you have the option to stay with the same lender and opt for a new product. This is called a product transfer, also known as rate switching or rate renewal.

Product transfers are simpler than remortgages as they do not require a mortgage application or affordability checks, and we will advise you on the best course of action depending on your circumstances and products available.

I would like to increase my mortgage loan

If you are considering upsizing, extending your house, or releasing some equity from your property, then you can consider increasing your mortgage amount. We can check your borrowing capacity and look at the options available in the whole market.

It is very important to carefully consider the potential risks associated with increasing your borrowing because your monthly payments are likely to increase, so please make sure you contact us for advice.

I would like to reduce my monthly payments

There are different options to reduce your mortgage payments such as extending the term of the mortgage, looking at different lenders, or perhaps considering interest only options. It is important to get our advice to understand the full impact of these options so please call us to discuss the pros and cons.

I am self-employed or contracting

If you are self-employed, contracting, or part self-employed/part employed, and are concerned about how this might impact on your ability to get a mortgage, please get in touch. We frequently deal with customers like yourself and, whilst it can be a complicated and difficult process to arrange your own mortgage under these circumstances, we are very experienced in presenting information to lenders in the best possible way to ensure that you get what you want.

We also offer, and encourage, an informal consultation to explain how to manage your business accounts to help plan you for your mortgage application well in advance. There’s no charge for our advice and the aim is to make things as easy as possible for you.

How much can I borrow?

These days, lenders use affordability criteria to determine what they will lend, so unfortunately the simple days of multiplying your salary are gone and you cannot rely on the many mortgage calculators that are available online. To further complicate matters, different lenders have different criteria! This is where we can really help you – after discussing your circumstances we can tell you how much you can borrow and identify the lenders and mortgages that are available to you.

How can I prepare my finances for a mortgage application?

Each lender has different criteria, but the general guidelines apply for most. Essentially, they want to check that your out-goings do not exceed your income, that your finances show that you can afford mortgage repayments and that you can demonstrate a history of good financial management. The mortgage lenders will want to see how you conduct your finances and will look carefully at your bank statements and credit history.

How do I apply for a mortgage?

We will complete the mortgage application on your behalf and undertake the administration on behalf of the lenders. We aim to make the process as user-friendly as possible for our customers to make the process as smooth and stress free as possible.
